- Agree the purchase price with the buyer.
- Contact us and let us have details of any mortgage on the property so that we can liase with them on your behalf. We will need to perform checks as to your ID at this stage to comply with money laundering rules.
- We will prepare a draft contract, obtain copies of your title deeds and find out how much money will be needed to pay off your mortgage.
- Once prepared we will discuss the contract with you to ensure it meets your requirements and expectations.
- We will answer any additional enquiries raised by the buyer's conveyancer from the information supplied to them and their own searches.
- Exchange takes place and we receive the buyer's deposit money on your
behalf. This is a crucial moment as both sides are then legally obliged to
complete the transaction on the date which has previously been agreed.
- We will receive the required documentation from the other side to allow us to transfer the home to the buyer. We will review the documentation and determine that all is as expected.
- You will then sign the necessary documentation and we will obtain a final figure from the mortgage company. We will then send you a report and a statement letting you know how much is due to you on completion.
- We will deal with the requirements to transfer the title from you to the buyer.
- We will discharge the mortgage from the funds received from the buyer, pay any estate agent fees, take our fees and transfer the balance to the account you asked us to by electronic transfer.
